Villa cleaning in Jumeirah and Al Barsha is about space, sand and outdoor living. The Bayut area guide to Jumeirah describes a coastal area of spacious villas, from 3 to 11 bedrooms, many with their own pool, laundry room and parking, while its guide to Al Barsha describes quieter villa districts in Al Barsha 1, 2 and 3, with villas that often have a private garden, a maid’s room and a barbecue area. This villa cleaning Jumeirah guide, which covers Al Barsha too, gives typical prices, the jobs each area needs, what to tell the team and how often to book.
In short: both areas are in Dubai, so Dubai rates from our calculator apply. A regular villa visit typically takes four to six hours and is charged by the hour, a villa deep clean typically costs AED 900 to 1,800, and an end of tenancy clean AED 1,000 to 1,800. Terraces, roof areas and garden furniture can be added as villa extras, at an extra cost confirmed at booking.
Villa cleaning Jumeirah prices (and Al Barsha)
These typical ranges come from our cleaning price calculator for Dubai. The calculator prices by emirate and home size, so the same ranges apply in Jumeirah 1, 2 and 3 and across Al Barsha. Your exact price is fixed before you book.
| Service | Townhouse | Villa |
|---|---|---|
| Regular visit (charged by the hour) | 4 to 5 hours, typically AED 140 to 250 | 4 to 6 hours, typically AED 140 to 300 |
| Deep clean | Typically AED 700 to 1,000 | Typically AED 900 to 1,800 |
| End of tenancy | Typically AED 800 to 1,300 | Typically AED 1,000 to 1,800 |
| After builders | Quoted by scope after a quick check | |
Where you land in a range depends on the number of bathrooms and floors, the condition of the villa and any extras. Very large villas, such as the bigger Jumeirah homes with six bedrooms or more, are confirmed after a short call about the layout. Jumeirah and Al Barsha villas compared
Both are established villa areas a short drive apart, but the homes and the dirt they collect differ.
| Jumeirah | Al Barsha | |
|---|---|---|
| Setting | Coastal area along the Gulf, in Jumeirah 1, 2 and 3, between Jumeirah Beach Road, Al Wasl Road and Sheikh Zayed Road | West Dubai between Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road; villas mostly in Al Barsha 1, 2 and 3 |
| Homes | Spacious villas of 3 to 11 bedrooms, often with a pool, laundry room and parking, plus some apartments | Family villas, often with a private garden, maid’s room and barbecue area; apartments mainly in Al Barsha 1 and Al Barsha South |
| What builds up | Sea air film on glass, beach sand at the doors, humidity in rarely used rooms | Garden dust and leaves on terraces, sand in door tracks, barbecue grease outdoors |
| Tell us when you book | Number of floors and bathrooms, gate or guard rules, which outdoor areas to include | Villa number and street, garden and terrace size, any rooms to skip |

Jobs that matter most in each area
Jumeirah: coastal villas
- Glass, frames and tracks. Sea air leaves a salty film on windows and sliding doors, and beach sand collects in the tracks. Clean the inside of the glass, frames and tracks on every deep clean; outside glass above ground level is an add on.
- Rooms you rarely use. Large villas often have a guest suite, a majlis or a storeroom that stays closed for weeks. The US EPA’s guide to mould and moisture suggests keeping indoor humidity below 60 percent, so air these rooms and check bathroom grout and silicone on each deep clean.
- Bathrooms. A five or six bathroom villa means five or six sets of taps, shower glass and mirrors to descale. Count them all when you book, including the maid’s and guest bathrooms.
Al Barsha: garden villas
- Terraces and garden furniture. Dust and leaves from the garden settle on terraces and outdoor seating within days. These can be added as villa extras, at an extra cost confirmed at booking.
- Kitchen and barbecue area. Family kitchens build grease on the hob, extractor and cupboard fronts. Degreasing is part of every deep clean; tell us if the outdoor barbecue area should be included.
- Entrances and floors. Garden doors, garage doors and the front door all let sand in. A mat at each door and a vacuum before mopping keep the floors clean for longer.
In both areas, dust AC vent grilles in every room on a deep clean, and wipe stair rails and landings on every visit.
Villa cleaning checklist for Jumeirah and Al Barsha homes
Use this list to brief a regular visit or plan a deep clean. On a regular visit the cleaner starts with your priority rooms; a deep clean covers every zone in full. Our guide to what is included in a deep clean lists every inclusion and what counts as an extra.
- Entrances and majlis: door tracks and mats at every entrance, majlis seating, side tables, switches and handles.
- Kitchen: hob, splashback and hood; on a deep clean, the oven and inside the cupboards too.
- Bathrooms: shower glass, taps and shower heads descaled in every bathroom; toilet, basin, mirrors and vanity.
- Bedrooms and stairs: surfaces dusted, beds made, rails and landings wiped, stair edges vacuumed.
- Outdoor extras: terraces, roof areas and garden furniture, at an extra cost confirmed at booking.
- Floors last: vacuum, then mop for your floor type.
Extras such as ironing, changing linen or cleaning inside the fridge can also be added at an extra cost, confirmed at booking. After a dusty spell, our guide to cleaning after a sandstorm shows what to do first.

How often to book
| Household | Regular visits | Deep clean |
|---|---|---|
| Couple or small family, townhouse | Weekly, 4 to 5 hours | 2 to 3 times a year |
| Family with children, villa | Twice weekly, 4 to 6 hours | 3 to 4 times a year |
| Beachside villa, pets or a busy garden | Twice weekly | Every 3 months, and after summer |
| Moving in or out | Not needed | An end of tenancy clean instead |
This is a suggested rhythm, not a rule. Our weekly cleaning in Dubai guide shows the monthly totals for each plan, and moving out of a rental is covered in our end of tenancy cleaning Dubai guide. All areas and services are on our cleaning services in Dubai page, and Sharjah homes have their own villa cleaning Sharjah guide.
Frequently asked questions
Is Al Barsha a good place to stay?
Many families think so. Bayut describes Al Barsha as a family friendly and safe community with direct access to Sheikh Zayed Road, metro stations in Al Barsha 1, and parks such as Barsha Pond Park. Its villa districts are quieter than the busy apartment areas, and villas usually come with parking for two or more cars, which also makes cleaning visits easy to plan.
Is Jumeirah an expensive place to live?
Jumeirah is one of the more expensive areas of Dubai, with large beachside villas and a prestigious address. Cleaning, however, is priced the same as anywhere in Dubai: our calculator prices by home size, not by area. A bigger villa simply takes longer, so the price depends on the number of rooms, bathrooms and floors.
What is usually included in a cleaning service?
A regular villa visit usually covers dusting, kitchen surfaces and appliance fronts, bathrooms, making beds, emptying bins and vacuuming and mopping floors. A deep clean adds the oven, inside cupboards, descaling, skirting and vent grilles. Extras such as ironing, inside the fridge, terraces, roof areas and garden furniture can be added at an extra cost, confirmed at booking.
What are the best villa deep cleaning services in Dubai?
The best service for your villa is one that gives a fixed price in writing before the day, explains exactly what is included and what counts as an extra, sends vetted staff and handles villa size properly, with a team or enough hours. Ask how many bathrooms and floors the price covers, and check recent reviews. Our team confirms all of this when we fix your quote.
Which villa community is best in Dubai?
It depends on what you want. Jumeirah suits people who want the beach and a central location, Al Barsha suits families who want quiet streets close to Sheikh Zayed Road and the metro, and other popular villa communities include Arabian Ranches, Dubai Hills, The Springs and Al Furjan. Whichever you choose, plan for sand and outdoor areas in your cleaning routine.
