A small office has nowhere to hide mess. With five or ten people sharing one pantry, one or two washrooms and a few desks, a forgotten mug or a full bin is noticed by everyone, including the client who walks in at 10am. It also matters for health: the US EPA notes that people spend about 90 percent of their time indoors, and for most staff a big share of that is at work. This guide to small office cleaning covers what to clean, how often, how co-working spaces differ, who does what and how to plan visits in the UAE.
In practice, small office cleaning works best as a split: staff keep their own desks and the pantry tidy every day, and a cleaner visits two or three times a week for washrooms, floors, bins and high touch points. Busy client facing offices and co-working spaces add daytime top ups, and everyone books a deeper clean every few months.
What small office cleaning covers
A small office has the same zones as a big one, just fewer of each. Use this table to agree what happens on each visit and what can wait.
| Zone | Every cleaning visit | Weekly | Every 3 to 6 months |
|---|---|---|---|
| Desks and workstations | Wipe clear desk surfaces, empty bins | Dust monitors, keyboards and phones (dry or lightly damp cloth) | Under desks, cable trays, chair bases |
| High touch points | Door handles, light switches, printer buttons, lift and entry pads | Glass partitions and door glass | Walls, skirting and door frames |
| Pantry or kitchenette | Counters, sink, microwave outside, kettle and coffee area, bins | Inside the microwave, shared fridge clear out | Inside cupboards, behind appliances |
| Washrooms | Toilets, basins, mirrors, floors, restock soap and paper | Descale taps and tiles | Grout, extractor fan covers |
| Floors | Vacuum carpets, mop hard floors, entrance mat | Edges and corners, under meeting tables | Carpet shampoo or machine scrub |
| Air and dust | Not every visit | Window sills, AC vent fronts | Blinds, light fittings, high ledges |
If you want the full daily, weekly and monthly list for a larger floor, our office cleaning checklist goes task by task.

How often should a small office be cleaned?
Frequency depends on people, visitors and the pantry more than on floor size. These are common patterns for small UAE offices:
- 1 to 5 people, no visitors: one or two visits a week, as long as staff wipe desks and empty the pantry sink daily.
- 5 to 10 people with a shared pantry and washroom: two or three visits a week.
- Client facing offices and small showrooms: a visit every working day, often before opening.
- Co-working spaces: a daily evening clean plus daytime top ups of the kitchen, washrooms and meeting rooms.

Dusty months change the picture. After a sandstorm, or when windows are opened often, bring the weekly dusting forward, because fine sand settles on desks and vents within days. Our guide to cleaning after a sandstorm covers the order of work.
Co-working spaces and shared offices
A co-working space is a small office with many owners, which is why it needs a clearer plan. Members move between desks, so nobody feels responsible for the surface they used yesterday.
Hot desks
Hot desks need a wipe at the end of every day, with personal items and papers cleared first. A small rule helps: anything left on a hot desk at closing goes to a lost property shelf, so the cleaner can reach the whole surface.
Meeting rooms and phone booths
Rooms that are booked back to back need a short reset between bookings: clear cups, wipe the table and whiteboard, push chairs in and empty the small bin. Phone booths need the screen, handle and seat wiped daily, because they are touched by everyone.
The shared kitchen
The kitchen causes most complaints. Set three rules and put them on the wall: wash or load your own cup straight away, wipe your own spill in the microwave, and label food in the shared fridge. Pick one day for a fridge clear out, with anything unlabelled or out of date thrown away. Food safety is not a small matter; the World Health Organization’s food safety fact sheet estimates that almost 1 in 9 people worldwide fall ill from contaminated food every year.
Who does what: staff and the cleaner
Small offices rarely need a cleaner every day if the team keeps up a short routine. Agree the split once, write it down and share it with new joiners.
| Staff, every day (5 to 10 minutes) | Cleaner, on each visit |
|---|---|
| Clear and wipe your own desk | Bins emptied and liners replaced |
| Wash or load your cup and plate | Pantry counters, sink and appliances cleaned |
| Wipe spills straight away | Washrooms cleaned and restocked |
| Label your food in the fridge | High touch points wiped |
| Report a blocked sink or leak | Floors vacuumed and mopped |

For disinfecting, the CDC’s cleaning and disinfecting guidance is a useful reference: clean visible dirt first, then disinfect high touch surfaces when there is illness in the office. Choosing gentler products also helps in small rooms with little ventilation; our guide to non toxic cleaning products explains how to read labels.
Planning cleaning visits in the UAE
Timing
Most small offices choose early morning or after hours, so cleaning never crosses a client meeting. Co-working spaces often combine an evening clean with a short midday round of the kitchen and washrooms.
Building access
Tell your cleaner about access cards, reception sign in, lift rules and parking before the first visit. Many towers in Dubai, Sharjah and Ajman register visitors at the desk, and a late night visit may need building management approval.
Desk rules and confidential papers
Agree what the cleaner must not move or touch: papers, screens left on, server cabinets, personal drawers. A clear desk policy makes cleaning faster and protects confidential documents.
Air and ventilation
Small offices often run the AC all day with the windows shut, so dust and odours build up. The EPA’s guidance on indoor air quality in offices covers ventilation and sources of pollutants; ask your building about AC filter servicing alongside the cleaning.
What small office cleaning costs
Small offices are usually priced either by the hour or as a fixed monthly fee for an agreed schedule. As a reference, hourly cleaning on our cleaning price calculator typically costs AED 30 to 45 per hour in Sharjah and Ajman and AED 35 to 50 per hour in Dubai. A regular office schedule is quoted by scope: floor size, number of washrooms, visit days and hours.
Before you compare quotes, read how to choose an office cleaning company, and put the agreed scope in writing using our guide to a commercial cleaning contract. For rates and schedules in one emirate, see office cleaning in Sharjah.
Frequently asked questions
What is the 5 5 5 rule for cleaning?
The 5 5 5 rule is a quick tidying method. One version means five zones for five minutes each, a 25 minute reset; another means five things to throw away, five to give away and five to put back. In a small office, a five minute end of day reset by each person keeps desks clear for the cleaner.
How do you tell an employee to keep an office clean?
Make it a shared rule rather than a personal complaint: write a short list of daily habits, such as clearing your desk and washing your own cup, and share it with the whole team. Put the kitchen rules on the wall and lead by example. If one person still struggles, have a private, friendly word about the agreed rules.
What should I include in my office cleaning checklist?
Include each zone with tasks by frequency: desks, high touch points, the pantry, washrooms, floors and dust on vents and sills. Add who does each task, staff or the cleaner. Our office cleaning checklist lists daily, weekly and monthly tasks you can copy.
What are 5 hygiene rules in the kitchen?
Wash your hands before handling food, clean as you go, keep raw and ready to eat food apart, store food covered and labelled in the fridge, and throw out anything past its date. In a shared office kitchen, add washing your own cup straight away. The WHO food safety fact sheet explains why these basics matter.
How much is cleaning per hour in Dubai?
On our price calculator, hourly cleaning in Dubai typically costs AED 35 to 50, and AED 30 to 45 in Sharjah and Ajman. For a small office, a regular schedule is quoted by scope, so share your floor size, washrooms and preferred visit times to get a fixed price.
